Our work includes title investigation, due diligence, contract negotiation, and post-completion registration. Commercial Leases

A well-drafted lease protects your position for the life of the term. We act for both landlords and tenants on the grant, assignment, subletting, variation, renewal, and surrender of commercial leases across all property types, including offices, retail, industrial, leisure, and mixed-use premises. We advise on rent review mechanisms, break clauses, repair and dilapidations obligations, alienation provisions, permitted use, and security of tenure under the Landlord and Tenant Act 1954.

Secured Lending and Property Finance

We act for both lenders and borrowers in connection with commercial mortgage lending, bridging finance, development finance, and refinancing. We prepare and report on security documentation, carry out title due diligence to lender requirements, and coordinate with all parties to ensure smooth completion. We have established experience acting for banks, bridging lenders, and private finance providers.

Licences and Ancillary Documents

We draft and advise on licences for alterations, licences to assign, licences to underlet, deeds of variation, overage agreements, and other ancillary documents that arise throughout the life of a commercial property interest.

Property Litigation

Where disputes arise, our solicitor advocate can advise and represent you. We handle lease renewal proceedings under the Landlord and Tenant Act 1954, forfeiture and possession claims, dilapidations disputes, rent and service charge recovery, breaches of covenant, and applications relating to overriding interests and land registration.
